How to Buy and Sell Real Estate with ETFs

If you've had your eyes open the last two years, you know that real estate is in a brutal bear market.
Just in October, new home sales dropped 5.3%.
Existing home sales fell 3.1%, according to the National Association of Realtors.
And the latest S&P/Case-Shiller report shows home prices dropped 17.4%. That's bad enough but in some areas it was much, much worse — housing prices dropped 31.9% in Phoenix, 31.3% in Las Vegas, and 29.5% in San Francisco. Ouch!
The carnage is spreading to commercial real estate, too. The tenants at glitzy retail and office buildings around the country are heading for the exits — leaving landlords holding the bag.
Worse, thousands of new projects are still under construction. With little hope of attracting occupants, they're doomed to sit vacant for years.
It's happened before — here in Austin back in the late 1980s, I called them "see-through buildings" because you could see right through the unfinished interiors and out the other side.

The funny part is that those very same buildings filled up quickly when the technology boom hit our city full-force just a few years later.
What does this tell us? Simple:
Real estate is a cyclical market!
Property values go up, then they go down. It's like watching the ocean tide wash in and out at your favorite beach — though the real estate tide moves a lot slower.
People who observe this tide carefully, and buy and sell real estate at the right time, can make big profits. Some of the wealthiest people in the world made their fortunes in real estate.
But until recently, it was hard for the average investor to get involved in real estate. Sure, you could buy a house or two and rent them out, but that still left you dangerously undiversified.
Worse yet, and as many real estate investors are finding out first hand, buying and selling individual properties isn't always easy. The market is far from liquid!
But with the advent of real-estate focused exchange-traded funds (ETFs), you are now able to play real estate with far greater diversification and far better liquidity.
In fact ...
For most investors, ETFs are by far the best way to buy and sell real estate!
ETFs are nothing more than mutual funds that trade on an exchange, just like shares of stock.
Inside real estate ETFs, you'll find shares of Real Estate Investment Trusts (REITs) — properties that are packaged together and sold to institutional investors.
Here's a critical point: Each REIT is already diversified, and with an ETF you get a whole bundle of REITs. In other words, you'll own a tiny slice of thousands of different properties!
That makes you far more diversified than you could ever get on your own.
You can also get real estate ETFs that specialize in particular areas: commercial, residential, industrial, retail/office, Europe, Asia, China, Japan, global, and more.

Real Estate ETFs give you more than just diversification and liquidity, too. Here are four more advantages:
Advantage #1: Transparency — Unlike conventional mutual funds, ETFs have to disclose all their holdings every business day.So if you see something suspicious — like those risky derivatives that have been blowing up left and right lately — you can avoid that ETF.
Advantage #2: Clear pricing — You'll know every day how your ETF is doing: just look up the ticker symbol wherever you get your stock quotes. If it starts heading downhill, you can get out without even hanging up a "For Sale" sign.

My answer: You probably shouldn't. Most real estate ETFs have plunged this year, and I don't think they've finished falling yet.

There Are Even Real Estate ETFs that Help
You Profit from the Downside!
If you're bearish on real estate, there's a nifty inverse ETF you should know about. It's called ProShares UltraShort Real Estate and the ticker symbol is SRS.
The SRS is designed to move in the opposite direction of the Dow Jones U.S. Real Estate Index. So when the index goes down, SRS goes up ... TWICE AS MUCH.
That leverage makes SRS extremely volatile. Just in the last few weeks, the shares have traded as high as $295 and as low as $108.
In other words, timing is critical. If you buy SRS, watch it like a hawk, and don't get greedy. Grab your profits before they slip away.
I'm not one to toot my own horn, but I should disclose here that subscribers to my International ETF Trader service recently booked a 98% partial gain in SRS. They're still holding the rest of their position, which we opened back in July.
But the bottom line is that with good timing and the right ETFs, you can make money in real estate in both directions. The tools are there — it's up to you to use them.

Extreme Lifehacking: How Timothy Ferriss Conquered TV and Horseback Archery

There’s a lot of buzz right now about the new TV show from Timothy Ferriss (of The 4-Hour Workweek fame) called “Trial By Fire” … where Tim takes his famous extreme lifehacking and simplifying to the television screen.
I had a chance to talk with Tim Ferriss about the show recently, and it sounds pretty exciting. He takes topics — this first show is about how he learned horseback archery in Japan — that usually take years to learn, and tries to learn them in a short amount of time.
Tim has proven adept at this type of learning already with languages, martial arts, tango dancing, business, writing and selling a best-selling book, and blogging, among other things. He’s definitely got a knack for learning and tackling exciting challenges, and he serves as an inspiration for all of us.
“Trial By Fire” airs tonight (Thursday, Dec. 4) 11pm ET/PT on History Channel … check it out and help make the show a success! Leo: Tell us about how and why you came up with the concept for this show. It seems right in line with your style of taking things to the extreme. :)
Tim: I’ve broken more than 30 bones and find great enjoyment in pushing the envelope. “How could I get paid for this and have some fun?” I recall thinking about two years ago. TV seemed a natural vehicle for documenting all the strange trouble I pursue, and the methods I use to deconstruct complex skills, whether language learning, tango, motorcycle racing, or — in this case — horseback archery in Japan. Sometimes it works with spectacular success, and other times I crash and burn. That’s all part of the fun and excitement.
Leo: What other topics do you have in store for us?
Tim: Everything depends on the viewership tonight at 11pm ET/PT on History Channel. Please Tivo as well if you can (some insist Tivo numbers are reported in addition)! If the “Trial by Fire” pilot rates well, it could become a fascinating series. Other ideas include: museum heists, scaling El Capitan after 48 hours training, setting landspeed records, free diving with Great White sharks in South Africa, big wave surfing, and much more. But one thing at a time: we need people to prove to History Channel that there’s a real demand for this type of content. Real drama based on deconstruction, skill hacking, and real stakes… not manufactured TV drama.
Leo: What’s your philosophy for learning something difficult in such a short time?
Tim: It’s not unlike some of the economic principles in The 4-Hour Workweek. Pareto’s 80/20 principle applies, for example — instead of focusing on language learning methods, it’s more effective to focus on high-frequency word lists and materials proven by diplomats. Material beats method, in other words. Second, don’t assume it’s difficult. People who specialize are paid to complicate things and make them seem difficult — if you can test their assumptions and field-test supposed best practices, you find out quickly that the unorthodox methods are often the most logical. The best in the world simplify complex subjects; the most common make the simple complex.
Leo: You mentioned that you have access to some of the best trainers/teachers in the world for this show … how can the average Joe put these methods into action without such experts?
Tim: First, I need to emphasize that it’s very possible to become world-class in many things. There is a science to becoming a Jack-of-all-trades in the most empowering sense. Look at Steve Jobs — he’s mastered the power of being a generalist who can synthesize.
Finding world-class performers who are willing to help you is not hard. It just depends on how much you fine-comb it. Getting the current most famous tennis coach in the world to give you tips might be hugely difficult, but don’t chase people who are on magazine covers. How about a world-class Olympian who never went pro? Someone who retired 15 years ago and became a semi-recluse, quietly producing the best college players in the US or perhaps a neglected Eastern European county? I’ve been seeking out this experts for more than a decade, since well before anyone knew who I was. If you are committed to learn and ask concise, specific questions, you’d be astounded by how generous even the best on the planet can be. This show will hopefully make that clear. The world truly can be your oyster… you just have to think big and ask for what you want.

PARIS (AFP) — Armed robbers pulled off one of the world's biggest jewelery heists at a famed Paris store, making off with 80 million euros (102 million dollars) in diamonds and valuables, investigators said Friday.
A gang of four thieves -- two of them disguised as women -- on Thursday stole nearly all the jewels on display at the Harry Winston boutique just off the Champs-Elysees avenue, which attracts a wealthy international clientele.
The heist was well-planned, a source from the investigating team told AFP. The men knew the names of some of the shop's employees and the location of some hidden storage cases for jewellery.
The robbers managed to elude the high-security surveillance system and burst into the boutique at 5:30 pm (1630 GMT), at the height of the holiday shopping season.
Brandishing weapons, they threatened some of the dozen employees and customers and herded them into a corner, while some of the staff suffered blows, according to investigators.
The loot initially estimated at up 62 million euros was revised early Friday to 80 million euros, making it by far the biggest jewellery heist yet in France.
Police said they were dealing with "major pros" who had meticulously planned their crime and knew the boutique's lay-out well, suggesting it may have been an inside job.
The thieves, who apparently were French-speaking, stuffed brooches, rings, necklaces and other finery in bags and quickly left, without firing a shot. The whole operation lasted just 15 minutes.
No leads were ruled out including the possibility that the robbers may have connections in eastern Europe, where the loot could be sold, contrary to western Europe where such high-value stolen goods would be quickly detected.
Police described the eastern European market as a "new El Dorado for traffickers" trying to get rid of high-end stolen goods.
Investigators were Friday questioning customers, employees and pedestrians and studying surveillance camera tapes for clues, while Harry Winston's head branch in New York said it was working closely with the French authorities.
"We are cooperating with the authorities in their investigation. Our first concern is the well-being of our employees," the company said in a statement.
The Harry Winston store on Avenue Montaigne, which specializes in ultra-luxury jewellery, was hit by another heist in October last year when armed robbers stole an estimated 10 million euros worth of valuables.
An insurance company offered a 500,000-dollar reward for information leading to the thieves' arrest but they were never found.
The US jewelery chain has sold precious stones to royal families and lent them to film stars for events such as the Cannes film festival or the Oscars in Hollywood.

AND - Winfrey told Calloway the one thing that she had to rescue when the Santa Barbara wildfires threatened her home was a book of letters from Alicia Keys, Mariah Carey and all the young ladies who attended her Legends Ball. Winfrey exclaimed, "So when the fires were coming and the flames were a blowin', I said, 'Get my letters!'"
